Exceeding Expectations at DAI’s New Herriman Storage Facility

When DAI’s new self-storage facility, operating as Extra Space Storage Herriman, opened in December 2025, the expectation was steady growth over time.

Instead, the project gained momentum almost immediately.

In less than six months, the facility has approached 50% occupancy, more than 20% ahead of projections, significantly outperforming pro forma expectations while continuing to gain traction month after month.

Located in Herriman, Utah, the project represents another milestone in DAI’s growing commercial portfolio and highlights the strength of strategic partnerships, thoughtful site selection, and disciplined execution.

Strong Momentum Since Opening

The facility began leasing in December 2025 and quickly gained traction in the market.

  • The project leased 6.8% of available square footage in its first month of operations.
  • By the end of February, occupancy had already climbed past 26%.
  • March pushed occupancy to more than 35%.
  • April became the strongest leasing month yet, bringing total occupancy to 47.4%.
  • By early May, the facility had already reached 49.3% occupancy.

That pace has placed the project well ahead of initial pro forma occupancy projections during its first five months of operations.

The consistent month-over-month growth suggests strong market demand and reinforces confidence in the long-term performance of the project.

A Strategic Lease-Up Approach

Extra Space Storage focuses on building occupancy and market momentum during the early stages of a facility’s operations.

That approach emphasizes creating awareness, attracting customers, and establishing a strong presence in the market early on, with long-term optimization following as the property matures.

So far, the strategy is working better than expected in Herriman.

While the facility continues building occupancy at a rapid pace, revenue performance during the early lease-up phase has also remained ahead of expectations.

Why This Matters

In commercial real estate, early lease-up momentum can say a lot about a project’s long-term potential.

What makes DAI’s Extra Space Storage facility especially encouraging is the consistency of the growth. Rather than a short-term spike, the project has demonstrated sustained leasing activity every month since opening. For DAI, the project reflects more than just a successful opening, it showcases the company’s continued focus on developing high-quality commercial projects that meet growing demand in Utah’s expanding communities.

And while the first few months have already exceeded expectations, the momentum at Extra Space Storage Herriman appears to still be building.
