Commercial and Industrial Sites Available

Ideally situated between Cedar Fort, Fairfield, and Eagle Mountain, this site has easy access to I-15 and I-80. This master-planned community combines industrial and business park sites with zoned commercial areas. Currently, five- to 500-acre sites are available for sale or lease with build-to-suit opportunities. State-of-the-art design, planned infrastructure, and construction of the development makes available sites perfect for manufacturing, distribution, as well as research and development.

All major utilities are stubbed to the site and a major sewer line runs to the City’s wastewater treatment plant. Also, a major fiber optic line is close to the project site running along SR-73. With Eagle Mountain City Center close by, Firefly is situated conveniently near a skilled workforce population. To additionally support employment needs of commercial businesses moving to or expanding into the area, single-family and multi-family homesites are an important component of the Firefly master plan.

About Eagle Mountain

Eagle Mountain city is centrally located 40 miles south of Salt Lake and 30 miles north of Provo. Since its incorporation in 1996, the population has grown exponentially with a current population of about 30,000 residents. However, the city is the third largest in Utah geographically, covering almost 42 square miles. With such a large area, there is never a shortage of open space. The city has built four regional parks and 35 neighborhood parks, and has more than 30 miles of jogging, biking, and equestrian trails, creating connections between Eagle Mountain’s residential developments. There are even trails for OHV activities at Five Mile Pass, a recreational area rich with history.

To foster a sense of neighborhood pride, Eagle Mountain hosts a number of community events including a pageant, safety program, and Pony Express days, an annual festival which celebrates historical ties to the Pony Express Trail.
